All development/construction and site plans undergo review by the City’s Interdepartmental Review Committee before the issuance of building permits or formal review by the Planning Commission.  The Interdepartmental Review Committee serves as the plan review clearinghouse for zoning, building, and engineering review comments.  Plans must be submitted by noon on Tuesday, to be reviewed at the following Monday Interdepartmental Review Committee meeting.  The Interdepartmental Review Committee meets every Monday at 10:00 a.m.  Review comments should be available the following day and staff will distribute those via email, fax, or mail per your preference.  Any pending issues would be forwarded to the following week’s committee agenda.  The system outlined should take a maximum of two weeks from the time of submittal

All development submittals, including revisions, should be dropped-off at the Planning Department’s Construction Services Division, 3^rd Floor, One Renaissance Center between 8:30 a.m. to 4:30 p.m.  This includes subdivision reviews.  Division staff will assist you with applications and all projects will be incorporated into the departments computer data tracking system.

The plan review process requires the submission of ten (10) full sets of plans for all submissions, with the exception of minor reviews such as fence permit applications and lot splits.  This will allow city staff to distribute a set to each reviewer by the end of the workday.

The goal of this Interdepartmental Plan Review process is to establish a “one-stop” operation for submittals and to guarantee a maximum fourteen (14) day turnaround for most projects.  There will be a longer review process for unusually complicated projects and staff will review minor level requests within a week.  All City of Hamilton departments are adept with this process and will be available to answer any questions.
